Job Description: We are seeking a skilled Maintenance Technician to join our team. Candidates must have 1 year or more of Maintenance and/or General Labor Experience and be available to work Monday-Friday 8 am-5 pm with some weekends on call.
 
Preventive Maintenance:
<ul>
<li>Clean and maintain the pool.</li>
<li>Check and replace exterior lighting on a weekly basis.</li>
<li>Walk around the properties to check for any safety conditions or damage to the property.</li>
<li>Prepare the property per season (winterizing).</li>
</ul>
Daily Duties:
<ul>
<li>Respond to 24-hour maintenance emergency calls.</li>
<li>Physically walk the properties every morning and remove litter, debris, cigarette butts, and pet droppings from the grounds including bushes and grass areas.</li>
<li>Remove animal droppings from pet areas, empty waste stations that are around the property, and replenish doggy bags.</li>
<li>Clean up all debris in dumpster areas and sweep or pressure wash as needed.</li>
<li>Turn vacant units when scheduled.</li>
<li>Complete work orders within 24-48 hours.</li>
<li>Assist with various physical tasks as directed.</li>
<li>Clean and organize shops and garages.</li>
<li>Assist with landscaping as requested by the manager.</li>
<li>Fix/Replace damaged signs and banners on the property.</li>
<li>Perform all tasks in a neat and efficient manner.</li>
</ul>
Turning Units:
<ul>
<li>Change locks, rekey, make keys.</li>
<li>Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.</li>
<li>Assist in moving abandoned furniture, appliances, etc., to dump trailer when necessary.</li>
<li>Check all lights and replace them as necessary.</li>
<li>Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, etc.</li>
<li>Check applicable appliances and notify maintenance supervisor of any problems.</li>
<li>Check faucets sink plugs and repair/replaces as necessary. Performs exterior repairs as needed.</li>
<li>Repair/replace blinds and ceiling fans.</li>
<li>Transfer paint buckets and supplies to units from storage and vice versa.</li>
<li>Repair holes in walls and paint as needed.</li>
<li>Complete required forms regarding the turn and paint of the unit.</li>
<li>Work in a fast-paced manner.</li>
</ul>
Safety Responsibilities:
<ul>
<li>Learn and ensure compliance with all company, local, state, and federal safety rules.</li>
<li>Ensure that unsafe conditions are corrected in a timely manner.</li>
<li>Use protective equipment when necessary, following all safety procedures.</li>
</ul>

<li>Work schedules are based on property needs and are subject to change as necessary. Flexibility in scheduling, including potential changes in shift times and days worked, may be required to meet operational demands.</li>
<li>Attendance is crucial.</li>
<li>Compliance with company policies, rules, and procedures is mandatory.</li>
<li>This role entails outdoor work in all weather conditions for extended periods.</li>
<li>Heavy lifting (50 pounds or more), use of power tools, climbing ladders, bending, squatting, kneeling, pushing, and pulling are routine tasks.</li>
<li>Regular exposure to paint, cleaning solvents, adhesives, and paint fumes is expected.</li>
<li>Reliable transportation and a cellular device for work communication are essential.</li>
<li>Background screening is mandatory before hiring.</li>

Job Description
The Groundsperson supports the crew by performing work from the ground including clearing brush and trees as directed, and performing clean-up on each job site. Candidate's must have a clean driving record and valid/active driver's license to be considered for this role.
ESSENTIAL FUNCTIONS
<ul>
<li>Always follow and help enforce safe practices and rules</li>
<li>Keep work area clear of debris</li>
<li>Work from the ground and clear undergrowth from right-of-way by using handsaws, pole saws and pruners, hand pruners, loppers and gas-powered chain saws to cut brush and trees</li>
<li>Load and unload trucks with logs, brush and debris; feed brush into brush chipper</li>
<li>Use hand lines to lower limbs and equipment</li>
<li>Perform general clean-up of job sites following completion of work</li>
<li>Carry, prepare, and store materials, tools and equipment at work site</li>
<li>Set up and break down road signs as directed</li>
<li>Flag traffic to protect employees and the public from potential harm or injury</li>
<li>Drive truck or operate other equipment as assigned</li>
<li>Perform basic maintenance service on trucks and equipment; keep trucks and other assigned equipment in neat and orderly fashion; report the need for major repairs to truck and equipment to Foreperson</li>
<li>Safeguard employees and public from hazards in and around the work area by enforcing safe job practices, keeping work area clean and orderly, and staying in frequent voice communication with co-workers</li>

EXPERIENCE REQUIREMENTS
Prior experience in electric utility vegetation management, construction, logging, landscaping, mechanical, or military industries preferred
EDUCATION REQUIREMENTS
High School diploma or education equivalent preferred
KNOWLEDGE, SKILLS, AND ABILITIES

<li>Must possess physical strength and balance to drag heavy limbs, use chain saw and pruners in uneven terrain</li>
<li>Must be able to work outdoors under varying and sometimes adverse weather conditions</li>
<li>Must be able to hear verbal instructions from a distance</li>
<li>Must be able to obtain and maintain first-aid certification and CPR</li>
<li>Must be able to wear necessary personal protective equipment (PPE)</li>
