JOB PURPOSE:&nbsp;
Each Leasing&nbsp;Consultant&nbsp;has primary marketing responsibility as it pertains to&nbsp;interfacing&nbsp;with prospective residents&nbsp;at&nbsp;the community, handling day-to-day issues with current residents, and coordinating the renewals of existing leases. In this position, Leasing&nbsp;Consultants&nbsp;are the community’s most important personnel as they can&nbsp;determine&nbsp;how well a community does in&nbsp;a very competitive&nbsp;marketplace. Specific training for&nbsp;Leasing&nbsp;Consultants&nbsp;centers on Fair Housing, closing techniques, and overcoming objections.&nbsp;
PRIMARY DUTIES &amp; RESPONSIBILITIES:&nbsp;
Will always include those specifically assigned by the immediate supervisor.&nbsp;

Conduct the application review for each lease including credit and income verifications and background checks.&nbsp;

Complete lease paperwork and files for each resident to include the lease, all addendums and other proper documentation and signatures.&nbsp;

Ensure the condition of leased apartments prior to move-in, including a final inspection.&nbsp;
</li>
<li>
Follow up with residents throughout their lease terms, promote the annual renewal campaign for the community, manage lease renewals and complete lease documents.&nbsp;
</li>
<li>
Complete all tasks necessary to successfully&nbsp;operate&nbsp;the leasing office.&nbsp;
</li>
</ul>
Specific Responsibilities:&nbsp;&nbsp;
Daily/Weekly:&nbsp;

Daily Opening and Closing Procedures: Perform a daily “marketing” inspection, including the check of the model, the condition of the leasing path, and amenities areas. Pick up trash&nbsp;while carrying&nbsp;a trash bag and sparkle kit.&nbsp;

Answer all phone calls, emails, and voicemails that come in throughout the day.&nbsp;
</li>
<li>
Signage Inspection: Inspect bootlegs, banners, balloons,&nbsp;and brochures.&nbsp;
</li>

Leasing Office/Clubroom Appearance: Vacuum and clean clubroom as needed, if not performed by housekeeper.&nbsp;
</li>
<li>
Refreshments: Prepare cookies or restock candy, beverages, and coffee each morning. Notify Community Manager when supplies are needed.&nbsp;
</li>
<li>
Leasing:&nbsp;Greet prospects and show&nbsp;apartments&nbsp;and&nbsp;coordinate the leasing process. Review applications from applicants and&nbsp;provide&nbsp;information to Assistant Community Manager for verification.&nbsp;&nbsp;
</li>
<li>
Leads:&nbsp;Maintain&nbsp;Guest Cards and&nbsp;maintain&nbsp;leasing notebook. Follow-up on all traffic with a Thank You&nbsp;email&nbsp;the same day as their visit and a phone call within 24 hours of their visit.&nbsp;Review all&nbsp;Leads&nbsp;on a weekly basis and ensure that they are complete with notes on follow-up communication.&nbsp;

Applications: Enter prospect information into&nbsp;Entrata&nbsp;as directed by Assistant Community Manager. &nbsp;Follow up with applicant to retrieve any incomplete information.&nbsp;

Work Orders: In conjunction with&nbsp;Maintenance Team, enter work orders into&nbsp;Entrata.&nbsp;Provide&nbsp;a follow-up call if work cannot be completed within 24 hours. File work orders. Notify Community Manager of problems.&nbsp;

Renewals:&nbsp;complete renewal effort&nbsp;tasks&nbsp;as necessary.&nbsp;
