Responsibilities

<li>Coordination of Safety related items with the General Contractor’s&nbsp;office</li>
<li>Familiarity with MTA LIRR and environmental regulations and guidelines and workplace hazard controls; and ability to provide recommendations to reduce potential workplace hazards.</li>
<li>This position requires the ability early morning (A.M.) and late shift (P.M.) work hours, including weekends and holidays.</li>

 Required Qualifications

<li>NYCT &amp; LIRR Track Safety trained.</li>
<li>A minimum of ninety (90) days prior ROW (Right-of-Way) experience including flagging and diversions of service. </li>
<li>Successful completion of the 40-hour NYC-Department of Buildings Site Safety Manager Course </li>
<li>Successful completion of the 30-hour OSHA Construction Safety &amp; Health (29 CFR 1926) Course. </li>
<li>Active member of American Society of Safety Professionals (ASSP). </li>
<li>Minimum two (2) years of construction safety related experience. </li>
<li>Past experience and/or familiarity with the type of work being performed. </li>
<li>Competent to instruct and provide training/instruction on-site personnel as needed. </li>
<li>Ability to read, write, and speak English fluently. </li>

Position Overview:
The Maintenance Technician will assist the Maintenance Manager in performing day-to-day maintenance tasks, repairs, and preventive maintenance across the apartment complex. This hands-on role requires someone who is proactive, detail-oriented, and able to handle a variety of tasks in a timely and professional manner. You will be responsible for ensuring that the facilities remain in excellent working condition and residents’ needs are met.
Key Responsibilities:

<li>General Maintenance: Perform routine maintenance tasks, including repairs and installations related to plumbing, electrical, HVAC, and general building systems.</li>
<li>Preventive Maintenance: Conduct inspections and regular preventive maintenance of building systems, equipment, and appliances to ensure everything is functioning properly.</li>
<li>Repairs &amp; Troubleshooting: Diagnose and repair maintenance issues promptly, including electrical, plumbing, HVAC, and appliance problems.</li>

<li>Resident Relations: Provide friendly, professional service to residents, addressing maintenance requests and concerns promptly.</li>
<li>Safety Compliance: Follow safety regulations, building codes, and company policies when performing maintenance tasks to ensure a safe environment for all.</li>
<li>On-Call Availability: Must be available for emergency maintenance requests, including evenings, weekends, and holidays, to address urgent issues as they arise.</li>

Qualifications:

<li>Previous experience in maintenance or property management is preferred.</li>
<li>Knowledge of building systems (plumbing, electrical, HVAC, general maintenance) is required.</li>
<li>Certifications in HVAC or plumbing are a plus, but not required.</li>

<li>Ability to prioritize tasks and work independently, as well as part of a team.</li>
<li>Excellent communication and customer service skills.</li>

Compensation:
Starts at $20 per hour

This is an hourly-paid position that may occasionally allow for overtime. Maintenance Technicians have multiple opportunities for bonuses. The hourly wage will be adjusted based on experience, cost of living, and contribution to the property’s success.
Responsibilities:
Maintenance Technicians are generally responsible for performing preventative maintenance, responding to service calls, and taking on larger projects as needed. Below is a summary of primary responsibilities.
Service Calls

<li>Respond promptly to emergencies with a sense of urgency</li>
<li>Log before and after photos in the cloud/mobile ticketing system</li>
<li>Assist colleagues with heavy lifts and other team tasks</li>
<li>Repair drywall, texture, paint, and basic carpentry items</li>
<li>Install and remove appliances, TVs, and IT equipment</li>
<li>Make standard repairs to plumbing, electrical, and HVAC systems</li>
<li>Troubleshoot and repair malfunctions in standard hotel equipment and systems</li>

Preventative Maintenance and Projects

<li>Follow checklists and assignments to maintain and improve rooms and public spaces</li>
<li>Maintain the exterior of the building if not serviced by a contractor</li>
<li>Inspect rooms for unsafe or unsanitary conditions</li>
<li>Perform security tasks as needed to identify and address safety issues</li>
<li>Install and remove flooring, cabinetry, lighting and plumbing fixtures, smoke detectors, and furniture</li>
<li>Clean and service PTAC units</li>
<li>Replace batteries in door locks, smoke detectors, and IoT devices</li>
<li>Work outdoors for extended periods throughout the year on landscaping, fencing, parking lot, doors and windows, roofing, and other repairs and improvements</li>
