Job DescriptionWe are looking for a dedicated Property Administrator to join our team in Carmel, Indiana. This Contract to permanent position involves assisting in the management of property operations and ensuring exceptional service to tenants and clients. The ideal candidate will bring professionalism, organizational skills, and a commitment to maintaining high standards within the real estate industry.
Responsibilities:
• Address tenant inquiries and concerns, ensuring timely and effective resolutions.
• Prepare and manage bid proposals and service contracts to support property operations.
• Coordinate tenant move-ins and move-outs, including overseeing furniture delivery and removal.
• Maintain the work order system to ensure prompt scheduling and completion of tasks.
• Administer the preventive maintenance system to uphold property standards.
• Update and maintain accurate tenant information within the property database.
• Verify compliance of Certificates of Insurance for tenants and vendors.
• Conduct regular property inspections with service providers, ensuring quality and adherence to standards.
• Monitor the performance of contracted service providers to maintain operational excellence.• High school diploma or equivalent required; a Bachelor's degree is preferred.
• Minimum of one year of experience in property management or a related field.
• Proficiency in Microsoft Office Suite and other relevant software.
• Strong written and verbal communication skills, with the ability to work independently.
• Reliable transportation is necessary for property visits and inspections.
• Solid organizational skills and attention to detail, with knowledge of financial principles.
• Familiarity with property management systems, such as Yardi, is highly desirable.
• Ability to navigate physical demands, including stair climbing and outdoor travel between buildings.
