Job DescriptionThe Maintenance Technician is responsible for performing a wide variety of maintenance, repair, and service duties to ensure the community is safe, functional, attractive, and well-maintained. This position supports both resident satisfaction and community operations by addressing maintenance requests promptly, performing preventative maintenance, and assisting with community infrastructure projects.
Key Responsibilities
Resident Home & Community Maintenance
- Perform routine repairs and upkeep on homes, including plumbing, electrical, HVAC, carpentry, painting, and appliance work.
- Complete work orders efficiently, maintaining a high standard of quality and customer service.
- Conduct move-in and move-out inspections; prepare vacant homes for occupancy.
- Assist residents with maintenance concerns in a professional and courteous manner.
Community Infrastructure & Grounds
- Maintain community common areas, including warehouse facilities, roads, and landscaping.
- Perform seasonal tasks such as snow removal, lawn care, and irrigation maintenance.
- Inspect and maintain utility systems, including water, sewer, and electrical connections.
- Identify and report safety hazards or property damage to management promptly.
Preventative & Emergency Maintenance
- Carry out scheduled preventative maintenance to reduce downtime and costly repairs.
- Respond to emergency maintenance calls as needed, including nights and weekends.
- Ensure maintenance tools, vehicles, and equipment are kept in safe operating condition.
Qualifications
- High school diploma or GED required; technical or trade school certification preferred.
- 2+ years of experience in property maintenance, facility repair, or a related trade.
- Knowledge of residential systems: plumbing, electrical, HVAC, and carpentry.
- Prior experience with power tools and heavy equipment needed
- Valid drivers license and reliable transportation required.
- Ability to lift and move 50 lbs., work outdoors in various weather conditions, and perform physical tasks.
- Strong problem-solving skills, attention to detail, and ability to work independently.
- Excellent communication and customer service skills.
- Previous experience working in a manufactured housing community or multifamily property preferred.
- Basic computer or mobile app proficiency for work order tracking.
Work Environment
This position requires both indoor and outdoor work, frequent interaction with residents and vendors, and occasional after-hours emergency response. The Maintenance Technician plays a vital role in maintaining a safe, clean, and welcoming community for all residents.
