Purpose:
Lead all leasing and marketing efforts for a new student housing development. Build and guide a high-performing leasing team to achieve full occupancy, strong brand awareness, and a successful property launch.
Key Responsibilities:
Lease-Up Phase:
- Spearhead the full lease-up process—from pre-leasing through move-in—driving occupancy, awareness, and resident engagement for the new community.
- Recruit, train, and motivate the leasing team to ensure top-tier service and adherence to UP’s standards.
- Develop and execute marketing strategies including campus events, digital outreach, partnerships, and referral programs to generate traffic and leases.
- Monitor leasing velocity, conversion metrics, and market data; refine tactics to meet lease-up milestones.
- Collaborate with construction, operations, and marketing teams to ensure unit readiness, model/unit presentation, pricing, and promotional timelines align with lease-up goals.
- Plan and lead move-in day logistics, including traffic flow, vendor coordination, and resident check-in experiences.
Ongoing / Stabilized Operations:
- Lead, train, and coach the leasing team to meet leasing, renewal, and customer service objectives.
- Support Leasing Consultants in leasing apartments while maintaining compliance with Fair Housing guidelines.
- Review, approve, and maintain lease paperwork, applications, and Entrata records to ensure accuracy.
- Coordinate resident renewals and maintain the renewal tracker; ensure timely follow-up by the team.
- Plan, implement, and monitor marketing initiatives, including events, promotions, print/online advertising, and social media.
- Conduct monthly market surveys and provide pricing recommendations based on competitor data.
- Collaborate on roommate matching, move-in planning, traffic flow, and resident events.
- Maintain goal boards and monitor leasing performance, ensuring deadlines and standards are consistently met.
- Review leasing team schedules, ensure office coverage, and support smooth day-to-day operations.
- Support the Community Manager in daily operations, reporting, and administrative duties.
Qualifications:
- Bachelor’s degree or equivalent combination of education and experience.
- 2+ years of leasing or marketing experience, preferably in student housing lease-ups.
- Proven ability to engage student communities and collaborate with student leaders, including fraternity and sorority organizations.
- Experienced in leading and developing a team in a fast-paced environment.
- Excellent communication, customer service, and organizational skills.
- Proficiency in Microsoft Word, Excel, and Entrata (preferred).
- Willingness to work weekends or extended hours during peak leasing seasons.
