Position: Property Manager

Location: Summit Terrace and Garden Grove Apartments - Bowling Green, OH

Scheduled Hours:Monday–Friday, 8:00 AM to 5:00 PM, occasional with Saturdays during peak season.

Pay Rate: $55,000 - $57,000/year (based on experience and qualifications), commissions, and bonuses



Who you are:

  • Minimum of two years of direct property management experience, specifically in multi-family apartment communities.
  • Proven leadership skills with the ability to manage and motivate on-site teams
  • Experience with budgeting, financial reporting, and vendor management
  • Proficiency in Yardi or similar property management software, Microsoft Office Suite, and business use of social media platforms.
  • Strong communication and customer service skills
  • Organized, detail-oriented, and able to manage multiple priorities
  • Comfortable overseeing maintenance, inspections, and unit turns
  • A valid driver’s license with a reliable vehicle and auto-insurance, and willing to submit to a drug and background check if offered this position.


What you will do as a Property Manager:

  • Operate the community within budget guidelines and support monthly variance reporting and annual budget preparation.
  • Oversee daily operations including maintenance, landscaping, safety, security, leasing, and marketing.
  • Supervise and schedule maintenance and grounds staff to ensure timely service completion, unit turns, and upkeep.
  • Conduct regular property walks to inspect grounds and ensure vacant units are market-ready.
  • Ensure accurate lease documentation and data entry into Yardi by weekly deadlines.
  • Promote consistent use of Signature leasing methods and ensure all activity is recorded in Yardi.
  • Hire, train, mentor, evaluate, and motivate team members; coordinate third-party training as needed.
  • Solicit bids, manage supply and equipment purchases, and approve and code invoices for payment.
  • Maintain accurate property records and ensure compliance with company procedures.
  • Address resident concerns, communicate policy changes, collect rent, and assist with evictions.
