JOB SUMMARY
The Maintenance Supervisor reports to the Property Manager. Primary responsibilities include working with the maintenance team to ensure the repair and maintenance of property facilities and apartment units; prompt and courteous responses to service requests; keeps an adequate supply of market-ready apartments-units to meet leasing demands. Oversees general property appearance to meet or exceed standards. 
DUTIES/RESPONSIBILITIES

<li>Assists in preparing market-ready apartments to include, painting, carpet, flooring, general repairs, housekeeping, etc. </li>
<li>Efficiently and effectively schedules subordinates, assuring that work orders and make-ready units are completed properly and in a timely manner and on schedule.</li>
<li>Oversees working with vendors/contractors to ensure assigned work is completed accordingly. </li>
<li>Informs Property Manager of any repair work needing an outside contractor or replacement of significant appliances necessary. </li>
<li>Monitors and maintains the property preventative maintenance schedule and the upkeep of all mechanical equipment on the property, including, but not limited to, water heaters, pool pumps, HVAC units, etc.</li>
<li>Performs various preventative maintenance functions and records findings in the appropriate Maintenance Log. Cleans boilers, if applicable, two times per year.</li>
<li>Completes regular move-in unit inspections; checks all appliances, sinks, faucets, commodes, blinds, etc.</li>

Basic Function - This position is involved with facility maintenance duties and customer interface. Previous experience is preferred, but not required in all positions. We are presently seeking a Maintenance Technician for our Edwardsville Village community located in Edwardsville, KS, who&nbsp;will perform general grounds and lawn maintenance, as well as basic repairs to homes owned by the community, for 40 hours&nbsp;per week.
As a successful Maintenance Technician, you will:
<ul>
<li>Perform maintenance to ensure homes and community areas are in proper condition.</li>
<li>Execute assigned work orders and report status to the Community Manager timely and efficiently.</li>
<li>Promote goodwill by handling all contacts with residents, prospective residents, visitors and other employees in a spirit of courtesy, cooperation and attentiveness.</li>
<li>Use established procedures to identify deficiencies and take immediate action with community manager approval.</li>
<li>Ensure community grounds are appropriately manicured.&nbsp; Regularly treat for weeds, rake leaves, plant flowers/shrubs, spread mulch/woodchips/stones, trim shrubs and hedges, cut down and remove tree limbs as needed, and perform other lawn care services as necessary.</li>
<li>Remove and dispose of garbage on community grounds, including common areas, main entrance and from resident’s sites as needed to maintain community appearance.</li>
<li>Perform snow removal using a snow blower, hand shovel or a plow truck, as applicable.</li>
<li>Advise Community Manager or Maintenance Supervisor of residents who do not properly dispose of their excess garbage or have large/bulk items that may require pickup arrangements.&nbsp;</li>
<li>Perform regular inventories of maintenance and grounds equipment and supplies to advise Community Manager of equipment and supply needs.</li>
<li>Maintain order and appearance of garage and storage areas.</li>
<li>Maintain all maintenance and grounds equipment to keep it clean and cared for.</li>
<li>Comply with national, state and local health and safety laws to reduce accident occurrences and to protect residents, the company, team members and vendors.</li>
<li>Perform seasonal pre-maintenance service on a timely basis.</li>
<li>Remain available for “on call” duties as needed.</li>
<li>Participate in the refurbishing of Community Owned homes.</li>
<li>Perform repairs and maintain the community water and sewer lines.</li>
<li>Perform other duties as assigned.</li>

Job Requirements

<li>High School Diploma or GED preferred.</li>
<li>Excellent customer service skills.</li>

Property Maintenance Worker

Job DescriptionDescription: 
Responsible for keeping the school site and school materials clean and in good working order; identify potentially unsafe situations, and keep the physical plant and surrounding areas clean and free of debris. Work cooperatively with the School Leader, Maintenance Project Coordinator and Maintenance Supervisor to obtain cost estimates for maintenance work on school facility and building systems. May perform basic maintenance tasks; may coordinate the performance of emergency work or significant projects by vendors or contractors.
 
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.
· Implement the directives of the School Leader or other designated supervisor with respect to cleaning and maintaining the academy facility. May include cleaning and maintaining classrooms, common areas, offices, restrooms, athletic facilities, or any inside or outside area of the school building and grounds. Perform maintenance tasks within own skill and expertise, including basic carpentry, painting, plumbing, heating/cooling, and other facility work.
· Prepare cost estimates or obtain bids for the purchase of materials or repair work from outside resources. May oversee the performance of maintenance tasks by vendors or contractors.
· Report concerns about safety or health as related to the academy facility to the School Leader; whenever possible, immediately correct potentially unsafe situations in order to avoid injury to self, staff, students, visitors and others.
· Follow established guidelines related to universal precautions including blood-born pathogens procedures. When significant maintenance projects are being performed, ensure or coordinate with others to ensure that proper safety procedures are implemented such as proper scaffolding, lock-out/tag-out procedures, and others.
· May be responsible for ordering or purchasing cleaning and maintenance materials; follow procedures to ensure expenditures are properly documented and academy funds are properly handled.
· Work cooperatively with other staff members in completing assignments. May be responsible for coordination of work with facility landlord, if applicable.
· Maintain an accurate inventory of available supplies, equipment and vehicles.
· Submit gas receipts, material receipts and invoices and odometer readings on a weekly basis to School Leader or Maintenance Supervisor.
· Follow maintenance calendar as set by Maintenance Supervisor.
· Other duties as assigned.
 Requirements: 
· Basic reading, writing and speaking skills to enable staff member to understand and carry out supervisory instructions and to read and understand health and safety information (for example Material Safety Data Sheets).· Prior custodial and/or maintenance experience to enable candidate to meet the custodial and maintenance needs of the academy facility. Licensure in building trades areas helpful but not necessarily required.· Ability to organize work to meet daily deadlines.· May be required to work afternoon or evening shifts, depending on academy needs.· May be required to respond to emergency situations at any time of day or night.
 
PHYSICAL REQUIREMENTS
Able to perform custodial and maintenance duties including sweeping, mopping, vacuuming, removing trash, which entails:
 
· Lifting up to 50 pounds repeatedly throughout the day
· Bending and twisting frequently throughout the work day
