Job Description –Building Engineer
The Building Engineer is a key member of the property management team and is responsible for the safe, efficient, and reliable operation of all mechanical systems and building infrastructure at St. Paul Plaza. This position oversees daily maintenance operations, manages a team of four employees (two maintenance technicians and two porters), and ensures all building systems operate optimally to support tenant comfort and safety. The Building Engineer also partners closely with property management and ownership to execute maintenance programs, capital projects, and sustainability initiatives.
Key Responsibilities
Building Operations & Maintenance
- Oversee and maintain all mechanical, electrical, plumbing, HVAC, fire/life safety, and building automation systems.
- Develop, implement, and manage a preventive maintenance program to extend equipment life and minimize downtime.
- Conduct routine inspections to ensure equipment operates safely and efficiently and within design capabilities.
- Respond promptly to emergencies and service requests to minimize tenant disruption.
· Maintain accurate records of maintenance and repair activities. Maintain accurate records of equipment manuals, warranties, as-builts, and mechanical/electrical drawings.
- Maintain inventory of adequate supplies and tools and order necessary materials to complete all tasks.
- Ensure compliance with applicable codes, requisitions, government agency, and company directives as relates to building operations.
Team Leadership
- Supervise, train, and evaluate the performance of engineering and maintenance staff.
- Schedule staff workloads, manage overtime, and ensure proper documentation of all work orders and time allocations.
- Promote a culture of safety, teamwork, and professional development.
· Maintain up-to-date safety documentation (SDS sheets, lockout/tagout procedures, confined space entry, etc.).
· Conduct and document regular safety meetings and training with engineering staff.
Tenant Relations
- Build and maintain strong relationships with tenants, addressing maintenance concerns quickly and professionally.
- Communicate effectively with property management, tenants, and vendors regarding maintenance schedules, capital projects, and system outages.
- Coordinate with tenants to schedule maintenance and downtime to minimize business disruption.
Project & Vendor Management
- Oversee contracted vendors and ensure high-quality performance and compliance with service agreements.
- Obtain bids, manage contracts, and review invoices for maintenance and capital improvement projects.
- Support capital planning and project execution, providing technical input on system upgrades and replacements.
Energy & Sustainability
- Monitor and optimize building energy and water consumption for cost efficiency and sustainability.
- Participate in energy audits and recommend efficiency improvements.
- Support environmental, health, and safety (EHS) programs to ensure compliance with all regulatory requirements.
Budgeting & Administration
- Assist with annual budget preparation for maintenance, utilities, and capital expenses.
- Track operating expenses and identify opportunities for cost savings.
- Maintain organized records of permits, licenses, warranties, drawings, and system documentation.
Qualifications
- Trade school certification or equivalent combination of education and experience.
- Minimum of 10 years of building operations and maintenance experience, including 3+ years in a supervisory or lead role.
- Extensive knowledge of HVAC, electrical, plumbing, building automation, boiler, chiller, and fire/life safety systems.
- Familiarity with Building Automation Systems (BAS/BMS) such as Siemens, Johnson Controls, or Honeywell.
- Knowledge of CMMS platforms (e.g., Angus, Building Engines, FMX, etc.).
· Experience with emergency power systems, chillers, cooling towers, and fire/life safety systems.
· Proficiency in Microsoft Office (Outlook, Word, Excel) and experience with CMMS or BMS platforms.
- Ability to read and interpret blueprints, schematics, and equipment manuals.
- Strong organizational, communication, and analytical skills.
- Must be available for shift work, after-hours emergencies, and on-call duties.
- Physical ability to lift up to 50 lbs., climb ladders, and work in varying environmental conditions.
Licenses / Certifications (Required or Preferred)
- Appropriate city or state trade licenses (e.g., Journeyman/Master Electrician, High Pressure Boiler License, Refrigeration Certificate of Fitness)
- OSHA 10 or 30-hour certification (preferred)
- Building Operator Certification (BOC), Facilities Management Professional (FMP), or LEED accreditation (preferred)
This role may require stooping, standing, climbing ladders and stairs, frequent lifting of a minimum of 50 lbs. of equipment (pump, tools, ladders), and ability to safely install rigging/lifting device. May be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments).
Job Type: Full-time, in person
Pay Range: $90,000-105,000 Annually + Bonus Option
