Job Summary

The Construction Manager puts on their toolbelt and works on the jobsite with volunteers, all the while overseeing the on-site management, supervision, and construction of homes. This role teaches how to complete the task for that day on the construction site, working with the volunteers every day. The Construction Manager ensures adherence to safety policies, objectives, and directions set by the Construction Committee along with the Board of Directors for Habitat for Humanity of Northwest Indiana to promote the affiliate's vision, direction, and mission.

The ideal candidate will possess strong leadership skills, with the ability to plan, organize, and communicate effectively with construction staff and volunteer crews. Motivating volunteers and ensuring a positive volunteer experience is crucial. The Construction Manager must demonstrate the ability to work well with diverse groups, fostering good relationships with coworkers, volunteers, homeowners, community members, inspectors/officials, and subcontractors/vendors.

Key Responsibilities

  • Build 7-10 Residential Homes per year and have experience with all aspects of building a residential home.
  • Lead and supervise construction activities.
  • Utilize expertise to oversee and perform all aspects of construction.
  • Ensure quality control for all construction phases.
  • Ensure construction complies with approved permits and plans.
  • Collaborate with the Construction Committee to meet building practices and plan specifications.
  • Monitor construction tasks to ensure timely completion for incoming subcontractors and volunteer groups.
  • Complete site preparation and layout.
  • Schedule and interface with inspectors.
  • Purchase necessary materials for daily on-site tasks.
  • Evaluate and implement safety practices, emphasizing them with crew leaders and volunteers.
  • Ensure accountability for materials and tools on the job site.
  • Conduct daily safety briefings and complete pre-job briefing paperwork.
  • Foster a positive volunteer experience to encourage return participation.
  • Provide training for all volunteers, including crew leaders and partner families.
  • Address and resolve homeowner warranty complaints and repairs.
  • Treat partner families with respect and dignity, ensuring meaningful construction involvement.
  • Anticipate and address problems to ensure schedules are met and work plans are enabled.
  • Keep tools organized, inventoried, and in safe operational order.
  • Yearly Completion of the required Habitat International Competent Person Certification.

Administrative Responsibilities

  • Supervise all employees, contractors, and volunteers on the job site.
  • Ensure timely provision of materials and services to the job site.
  • Conduct bids for materials when necessary.
  • Work with the Volunteer, Director of Development and Donor Engagement Manager to schedule volunteer groups for specific build dates.
  • Inform the Volunteer, Director of Development and Donor Engagement Manager of upcoming volunteer needs and required skills.
  • Plan volunteer days with the Volunteer, Director of Development and Donor Engagement Manager to ensure meaningful tasks.
  • Complete daily construction logs and submit weekly summaries to the Construction Committee.
  • Regularly approve, code and submit construction expenses to the bookkeeper and allocate build costs to individual lots.
  • Keep the Executive Director informed of build status, including problem areas, scheduling, and extraordinary events on a weekly basis.
  • Collaborate with the Construction Committee to ensure successful builds.
  • Meet long and short-term goals established by the Construction Committee. Be an advocate of Habitat. Understand elements that contribute to a successful volunteer experience which helps ensure volunteers have a consistently good experience, thus motivating them to return.
  • Work with the Executive Director for annual Construction Budget planning and building.

People and Cultural Leadership

  • Provide strong leadership to staff in all operational departments by reinforcing core values, fostering a positive work environment, facilitating creative problem-solving, promoting collaboration, and building high-performing teams.
  • Create a positive and encouraging work culture that welcomes and values all participants.

Qualifications

  • Eight or more years of experience in building residential construction and land development, with a minimum of three years of management and supervisory experience.
  • Knowledge and compliance with OSHA standards.
  • Knowledge of standard building codes and local government jurisdiction policies and procedures for inspections.
  • Basic computer skills, including Microsoft, Excel, and Outlook.

Work Environment/Physical Demands

  • This position operates on an active construction site and requires climbing, lifting, working at heights, and in various weather conditions.
  • The employee must frequently lift, move, and/or load items over 50 pounds with mechanical assistance or a team.

Licenses

  • Licensed Contractor preferred, but not required.
  • Valid Driver’s License and insurable under the affiliate's automobile insurance policy.
  • Must pass a Criminal Background Check and a Sexual Offender Check.
  • Must be legally able to work in the United States.
